What the EPA says about mold testing
The EPA’s guidance treats sampling as a limited tool rather than a first step, and states plainly that it does not regulate mold or mold spores in indoor air.
Three points from that guidance shape when mold testing makes sense. Sampling is generally unnecessary where growth is visible. Because no federal limits exist, sampling cannot establish whether a building complies with a standard. Surface sampling can be useful for determining whether an area has been adequately cleaned or remediated.
That third point is where mold testing has real value, and it is at the end of a project rather than the beginning.
Why a spore count cannot tell you if a house is safe
Every building contains mold spores, indoors and out, which means a positive result is guaranteed before the sample is taken.
The EPA notes it is impossible to eliminate all mold and spores indoors; some will always be present in air and house dust, and they simply will not grow without moisture. A test that confirms spores exist has confirmed a condition shared by every structure in Colorado.
What a count would need in order to mean something is a threshold — a level above which a building is a problem and below which it is not. No such threshold has been set. Species identification runs into a similar wall. The remediation procedure does not change based on what grew. Porous material that colonized comes out, non-porous material gets cleaned, and the water source gets corrected, regardless of genus. Whether black mold is dangerous covers why the identity of the growth is a less useful question than it appears.
When mold testing is worth paying for
Four situations justify the cost, and all of them involve a decision that the result will actually change.
Post-remediation verification. After a remediation project, independent testing confirms the space has been returned to normal conditions. This is the strongest use of mold testing, and it should be performed by someone other than the company that did the work.
A musty smell with no visible source. When a building smells moldy and nothing can be found, sampling can support an investigation. Even here, moisture readings usually locate the problem faster. Detecting hidden water damage is generally the more productive first step.
A documented medical situation. When a physician is managing a patient with asthma, a chronic lung condition, or a suppressed immune system, testing may be part of that clinical picture. The doctor drives that decision.
A legal or insurance dispute. When a landlord, a seller, a carrier, or a contractor disagrees about condition, documented sampling becomes evidence.
Outside those four, mold testing usually tells you something you already knew, at a cost that would have covered part of the correction.
Home mold testing kits
Consumer mold testing kits do not answer the questions homeowners buy them to answer.
A settle plate left open in a room collects whatever is in the air of every building, then grows it. The result is a colony, always. Because there is no standard to compare it against and no comparison to outdoor air taken at the same time under the same conditions, the finding cannot distinguish a normal house from a problem house.
The EPA’s guidance is that sampling should be conducted by professionals with specific experience in designing sampling protocols, sampling methods, and interpreting results, and that analysis should follow methods recommended by organizations such as the American Industrial Hygiene Association or the American Conference of Governmental Industrial Hygienists. A kit meets none of that.
What to do instead of mold testing
Measure water instead of spores. Water is the variable that decides everything, and unlike spore counts it has a meaningful scale.
A moisture meter reads the water content of materials directly and compares affected material against unaffected material in the same building. That comparison is the standard mold testing lacks. A thermal camera adds the ability to see temperature differences that indicate moisture behind a surface without opening it.
The practical sequence is: find the moisture, bound the affected area, correct the source, remove what cannot be dried, and dry the rest. Mold remediation follows that order regardless of what any sample would have said.
Then verify by measurement. Confirming a structure is completely dry is done with meters, and it is a pass-or-fail condition in a way a spore count is not.
Who should perform mold testing
An independent party, never the company performing the remediation.
A contractor who samples their own work and declares it clean has a conflict that no certification resolves. Where verification matters, an industrial hygienist or environmental consultant who does not perform remediation should collect and interpret the samples.
