Is Black Mold Dangerous?

Black mold can be dangerous, but probably not for the reason you have heard. The color is not what matters. What matters is that something in the building stayed wet long enough to grow it, and whatever caused that is usually still happening.

Dozens of molds are dark colored. The one people mean by black mold is usually Stachybotrys chartarum, and nobody can identify it by looking at it. Not a homeowner, not a restoration technician, not an inspector. Only a laboratory can. Anyone who walks into a basement, points at a wall, and announces that it is toxic black mold is guessing.

What black mold actually is

Black mold describes a color, not a species. Several common indoor molds are dark green to black, including Cladosporium and Aspergillus, and none of them can be distinguished from Stachybotrys by eye.

Stachybotrys chartarum is the specific mold behind the term. The CDC describes it as a greenish-black mold that grows on materials with high cellulose content such as fiberboard, gypsum board, and paper, and notes that constant moisture is required for growth (cdc.gov/mold-health/data-research/facts-stats/index.html).

That last detail is the one worth carrying away. Stachybotrys does not appear on a surface that got damp and dried out. It needs a material to stay wet. Drywall paper in a wall cavity that has been soaked for a week is close to an ideal substrate. A bathroom ceiling that dries between showers is not.

How dangerous is black mold

For most people, black mold causes what any indoor mold causes: irritation of the nose, throat, eyes, and airways. The CDC reports that damp and moldy environments may cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash, that people with asthma or a mold allergy may react severely, and that immune-compromised people and those with chronic lung disease can develop lung infections from mold (cdc.gov/mold-health/about/index.html).

That last group is the one to take seriously. If someone in the household is on chemotherapy, has had a transplant, takes immunosuppressive medication, or has a chronic lung condition, mold in the home is a medical question worth raising with their physician rather than a cleaning question.

For everyone else, the honest answer is that black mold is a health nuisance and a building failure rather than a poisoning event.

What the research actually found

The strongest evidence concerns dampness, not any particular mold. This is the most useful fact about the entire topic and it is almost never stated on pages selling mold remediation.

The Institute of Medicine reviewed the literature in its 2004 report Damp Indoor Spaces and Health and found sufficient evidence of an association between damp indoor environments and upper respiratory tract symptoms, cough, wheeze, and asthma symptoms in people already sensitized. It found the same association for the presence of mold generally, along with hypersensitivity pneumonitis in susceptible people. The committee also noted that its conclusions do not extend to people with compromised immune systems, who face risks of fungal colonization and opportunistic infection (ncbi.nlm.nih.gov/books/NBK215646/).

The World Health Organization’s later review went further, concluding that sufficient evidence links indoor dampness factors to a broad range of respiratory outcomes including asthma development, asthma exacerbation, respiratory infections, cough, wheeze, and shortness of breath (ncbi.nlm.nih.gov/books/NBK143940/).

Read those two findings together and the picture is clear. The research establishes that wet buildings make people sick. It does not establish that one species is responsible. A wall that grew Cladosporium and a wall that grew black mold are telling you the same thing, which is that the wall was wet for days.

Black mold myths

The dramatic claims about black mold are not supported by medical consensus, and a professional toxicology society has said so directly.

Toxins in the air poisoning the household. Stachybotrys does produce mycotoxins, including trichothecenes, and that part is real. What is not established is that inhaling them in a house causes systemic illness. The American College of Medical Toxicology, responding to the Institute of Medicine report, stated that available scientific evidence does not provide compelling data to conclude that fungi or mycotoxins pose significant health risks by inhalation in these settings, and that unapproved diagnostic and therapeutic approaches based on unproven mold toxicity are medically inappropriate and costly (acmt.net/wp-content/uploads/2022/06/PS_060101_Institute-of-Medicine-Repor…).

Bleeding lungs in infants. This claim traces to a cluster of cases investigated in the 1990s. The CDC’s position is that a possible association between acute idiopathic pulmonary hemorrhage among infants and Stachybotrys chartarum has not been proven, and that further study is needed to determine the cause.

A test that proves black mold made you sick. No such test exists. The CDC states that at present no test proves an association between Stachybotrys chartarum and particular health symptoms.

Where the toxin research does stand. Controlled animal work has found real effects. A study in Environmental Health Perspectives found that satratoxin G, a trichothecene mycotoxin from Stachybotrys, caused death of olfactory sensory neurons and nasal inflammation in mice, with severity increasing by dose (pmc.ncbi.nlm.nih.gov/articles/PMC1513335). That is a measured dose instilled directly into a mouse’s nose. It is a long way from a person standing in a damp basement, and the distance between those two situations is where the popular version of this topic goes wrong in both directions at once. The toxins are not imaginary. The everyday exposure route has not been shown to do what the internet claims.

How to tell if you have black mold

You mostly do not need the species. You need to know how wet the structure is and how much of it is affected, because those two answers decide everything that happens next.

Home test kits answer neither question. Every building has mold spores in its air, so a culture plate grows something regardless of conditions. More to the point, there is no benchmark to compare a result against. The EPA states that threshold limit values for airborne concentrations of mold or mold spores have not been set and that no EPA regulations or standards exist for them (epa.gov/mold/mold-remediation-schools-and-commercial-buildings-guide-chap…). A number with nothing to measure it against is not information.

What does tell you something is the pattern on the wall.

Dark growth along the bottom edge of basement drywall in a straight horizontal line is a water line, which means something flooded to that height. The material above and below that line is the real question, and the drywall usually has to be cut out rather than cleaned.

Dark speckling on a bathroom ceiling or in grout lines, with no plumbing source, that dries between uses, is generally a ventilation problem rather than a black mold problem. Clean it, run the fan longer, and confirm the fan vents outside rather than into the attic.

A musty smell with nothing visible is the worst answer of the three, because it means growth is inside an assembly. Hidden moisture has to be located with a meter and a thermal camera before anyone opens a wall.

What to do when you find black mold

Stop the water first, then leave the growth alone until the area is contained.

Shut the supply valve if the source is plumbing. Move belongings out of the room. Close the door. Turn off the furnace or air conditioning if the growth is near a return vent, because the blower will distribute spores through the rest of the house.

Do not point a box fan at it. That turns a one-room problem into a whole-house problem.

Do not count on bleach for porous materials. The EPA’s guidance is that porous items wet for more than 48 hours that cannot be thoroughly cleaned and dried should be removed, and that list includes drywall, carpet and padding, insulation, ceiling tile, and wallpaper. Surface chemistry does not repair a saturated material.

Whether this is a homeowner job comes down to size and water. The EPA’s homeowner guide advises consulting its commercial remediation document when water damage has been extensive or growth covers more than about ten square feet (epa.gov/mold/brief-guide-mold-moisture-and-your-home). Below that threshold, with the area dry and no vulnerable occupants, cleaning it and correcting the ventilation is reasonable. Anything wet, anything larger, anything following a sewage backup, and anything in a household with asthma or immune suppression belongs with a professional.

Why black mold grows in Colorado

Colorado’s dry outdoor air has no bearing on conditions inside a wet wall. This surprises homeowners here constantly, and it is why mold calls come from people who assumed the climate protected them.

Inside a wall cavity holding a wet stud and saturated insulation, humidity is effectively total and stays that way. The same is true under a carpet pad that absorbed a water heater failure, or beneath vinyl flooring that trapped water against a slab. These are sealed wet pockets, and the weather on the far side of the siding never reaches them.

Temperature is not a barrier either. A heated home sits in the range mold grows in all winter.

What that leaves is time, and there is not much of it. The EPA states that when wet or damp materials are dried within 24 to 48 hours of a leak or spill, in most cases mold will not grow. That window is the entire reason immediate action after water damage matters. A call Friday night and a call Monday morning are often the difference between drying a room and rebuilding it.

One trap is worth naming. The face of a wet material dries faster than its core, so a floor or wall can feel dry to a hand while the inside is still saturated. That is why confirming a structure is dry is done with a meter and not by touch.

Does insurance cover black mold

Sometimes, and the wording of your specific policy decides it.

Most homeowner policies treat mold as covered when it results from a sudden covered loss such as a burst supply line or a failed water heater, and excluded when it results from a slow leak, groundwater seepage, or ongoing humidity and poor ventilation. Many policies also carry a separate mold sublimit far below the dwelling limit. Those limits vary widely by carrier and by policy form, so the figure that applies to you is on your declarations page and not on any website, including this one.

Every policy also carries a duty to protect the property from further damage after a loss. If a supply line fails and the call waits a week, a carrier can argue the growth during those days was preventable. Photographing conditions before anything is moved, and getting a crew on site, protects the structure and the claim together.

How black mold gets removed professionally

Professional removal is containment, physical removal, drying, and verification. Chemistry is the least important part of it.

The work area is sealed with plastic sheeting and a zippered entry. A negative air machine running HEPA filtration pulls air out of the space so nothing migrates into the rest of the house. Porous materials that grew black mold are removed rather than cleaned, which typically means drywall, insulation, carpet pad, and particleboard. Non-porous surfaces such as framing lumber, concrete, metal, and tile are HEPA vacuumed and wiped down. Air movers and dehumidifiers then run until moisture readings on affected materials match readings on unaffected materials elsewhere in the same building.

Wet carpet and pad is a frequent starting point in finished basements, and pad that has grown anything is not salvageable.

Black mold deserves attention, mostly because of what its presence proves about the building. It is a structure reporting that it has been wet for days.

The research supports treating a damp building as a respiratory health problem. It does not support the toxic-mold folklore, and it does not support paying for treatments aimed at mold poisoning. Fix the water. Remove what cannot be dried. Verify with a meter rather than an opinion.
