What a Workmanship Warranty Actually Means

Warranties get used as marketing words. Here’s what ours actually means in practice.

A workmanship warranty covers problems that result from how work was performed. If a repair fails because of improper technique, wrong materials for the application, or work that didn’t meet industry standards, that’s a workmanship issue and we cover it. That’s different from a material defect covered by a manufacturer, or new damage caused by a separate event after the original restoration was complete.

When we warranty water damage restoration for one year, we’re saying the affected areas were properly dried to industry standards, the affected materials were correctly addressed, and the work we performed won’t fail because of something we did wrong. If you call us a month later because a seam we repaired is failing, that’s a warranty call. If a pipe bursts again and causes new water damage in the same area, that’s a new loss — not a warranty issue.

The distinction matters. We want you to understand it before work starts, not when you’re frustrated about something later.

Structural Repair Warranties

Structural repairs carry the widest warranty range — 1 to 5 years on workmanship — because structural scope varies significantly.

Minor structural repairs after water damage might involve replacing a section of subfloor or a few compromised framing members. Those carry shorter warranty terms because the work is straightforward and the affected area is limited. Major structural work — full floor system reconstruction, load-bearing wall repairs, foundation-adjacent work after flood damage — carries longer warranty terms because the scope justifies it and we’re confident in that work.

What I’ve seen happen is other contractors give vague answers about structural warranties, or provide nothing in writing. On structural work, vague doesn’t protect you. Get it in writing. We put it in writing.

Scope of structural repair also affects what’s warrantable. Structural repairs interact with existing conditions in the home — existing settlement, prior repairs by other contractors, age of the structure. We’re clear about what our warranty covers and what pre-existing conditions fall outside it. We assess those before work starts and document them.

Mold Remediation Warranty

The one-year mold remediation warranty comes with an important qualifier: proper maintenance on your part.

Here’s why that qualifier exists. Mold remediation removes existing mold growth and addresses the affected materials. What it can’t do is permanently prevent mold from returning if the moisture conditions that caused the original growth come back.

Mold needs moisture and a food source. We eliminate the existing growth and remove contaminated materials. If a pipe leaks again in the same area six months later and stays wet for two weeks, mold will grow back. That’s not a failure of our remediation work. That’s a new moisture event creating new conditions.

What the warranty covers is this: the work we performed eliminated the existing mold growth to IICRC standards, the affected materials were properly addressed, and our remediation was thorough. If mold returns in the remediated area without a new moisture source, we come back and evaluate. If it’s our work that failed, we address it.

After remediation, we’ll talk with you about what caused the original moisture problem and what maintenance or repairs will prevent recurrence. Fixing the source of moisture is part of protecting the work we did. A bathroom exhaust fan that doesn’t actually exhaust outside, a slow drip under a sink, a basement with chronic humidity — these are conditions that need to be corrected to protect against future mold. Water damage restoration involves a lot of variables — extent of saturation, materials affected, how quickly we got there, what the structure looks like inside the walls. We use calibrated moisture meters throughout the process to document drying progress and confirm we’ve reached target moisture levels before closing walls or finishing surfaces. That documentation is part of how we stand behind the work.

A common thing seen in the industry is work getting signed off as complete before moisture readings actually support it. That creates problems later — flooring cupping, drywall cracking, musty odors, mold growth inside wall cavities. Our documentation process protects you from that. It also protects the warranty we’re providing. We don’t close a job until the numbers say it’s dry.

A 25-year architectural shingle carries a 25-year manufacturer warranty on the shingle itself. A hardwood floor may carry a finish warranty from the manufacturer. We use quality materials from reputable manufacturers specifically because their warranty backing matters to you.

Our workmanship warranty on reconstruction covers installation. A roof properly installed with quality materials and proper techniques should perform exactly as the manufacturer intends. If there’s a failure at a seam we sealed, a window we installed that develops a leak at the frame, or flooring we installed that separates at joints — those are installation issues and we address them.

Scope of work being performed. Warranty terms that apply to each component of that scope. What the warranty covers and what falls outside it. How to make a warranty claim. Contact information and the process we follow when you call.

After work is complete, you receive documentation of what was done, the moisture readings or other verification data that confirm completion to standard, and the written warranty terms for your records. That documentation matters for insurance purposes, for future property sales, and for your own peace of mind.

Things that can happen are warranty disputes that come down to “we said, you said” because nothing was in writing. That benefits the contractor, not the homeowner. We put it in writing because you deserve to know exactly what you’re getting.

Structural repairs and reconstruction carry longer terms — up to five years on significant structural work — because the work is more complex, the stakes of failure are higher, and we’re confident in the quality of what we build. Complex structural work also interacts with the existing structure in ways that take more time to fully verify.
